I drove by there this morning and although I did not enter, I could see new wooden docks laying in the water.

How deep is that marina and how much is the slipping price?

To answer the marina depth question.... Vince can give you more specific information but I know the marina has plenty of depth. Right now there are three fingers of shallow water where the main dock fingers will be placed above. The channel going out to the main creek can get shallow (4') in late fall. I am not sure where Vince plans on placing the limited docks, he is planning on putting in, but I am sure Vince will place them accordingly. 

The best would be to give Vince a call and set up time to tour the marina. I am sure he would answer all questions.

Google maps shows that address as permanently closed. Something they may want to correct.

The marina has been idle for a number of years. The new owner has been renovating for the last couple of years to get it in operating status. As a neighbor of the marina, the renovation is a welcomed activity and look forward to the improvements planned. 

Not sure where Google gets their information, I will pass that along to Vince.

I talked to Vince a few days ago about docks for a friend . He told me he was going to put some in on a limited basis as the marina will not be operational full scale while construction will continue on  . I think he said he was going to put 28 docks in on South end .

When I had my boat there in 2006, depth wasn’t an issue.  The channel from the marina to the creek is tight but manageable.  The only issue is the low hanging tree branches.  Antennas, rods and nets would hit branches.  Hopefully he trims them with a pole saw.

It'd me nice to see it open again. I docked there from mid 80's to mid 90's and never had a problem with the depth or low hanging branches but it's been 30 years.

In order for it to be successful the cost for dockage needs to mirror the other marinas on Sandy.

I believe there's only one marine on the creek now and usually full. I would think it would draw boaters from Braddock Bay who are feed up with the lake channel.

There are two. East Fork and Sleepy Hollow. Between the two about 60 slips.

Actually , in order for it to be successful , it need to be profitable . 

Otherwise it will go under .

In order for it to be profitable it needs to be full. Like a restaurant, charge what you want but if you don’t exceed twenty percent occupancy it’s going to be tough to make money.

Slipped there in the 80's. It was a give and take kind of deal. Ideal location and slip fees were reasonable with a good bunch of guys. Biggest issue was the narrowness of the channel allowing only one boat to pass, sometimes creating a bottleneck. The overhanging branches were starting to become a problem and the Parkway Bridge was a pain as well. Generally rods were ok but antennas mounted on HT's were not. A lot of us were running outriggers then which made it a real PITA. Also, a good rain would turn the launch into a skating rink. But Im sure that will no longer be an issue. I hope it works out. It was nice quiet out of the way kind of place.

They guy has a huge outlay of capital 

 

You have to charge whatever it is to pay off the loans and all expenses and still make it worth your while or he will be out of business soon . 

 

It's tough to make money if you don't charge enough to cover all that 

 

Has to be profitable for why do it

Yes but to get it full, you may have to start off lower in price to get clientele.  A marina with 10 boats at $1500 each is a lot less than 20 boats at $1000 each.

I called a couple of marinas in the area and here are their replies based on a 20 footer:

Westpoint Marina   $1799.00   only asked about A Dock

                                $1100.00   Shallow water area  (shortened season)

 

Manitou Beach Marina    $1395.00  

 

I called Bald Eagle, but they did not pick up

 

So, given the elimination of the mile plus trip to the open lake, good water depth all season, gas, restroom facilities, rejuvenated dock facilities, and marina launch, if the price is $65.00 a ft, as some have stated on this tread, it is in the range of dock prices in the area. Yes, the channel may be an issue, However, branches can be cleared and there have been many 26 footers pass through the channel without an issue all season. 

I am sure both East Fork and Sleepy Hallow Marinas price their dock fees accordingly to conditions listed above. 
As a longtime friend of both existing marina owners, I wish success to all the marinas on the creek. It will only make for better fishing conditions as the state may again see the creek as a high use area and provide increased stocking in the area. This is why the state provided the current launch.
